CONTRACT NEGOTIATION HELP

This message is for buyers who have already found their dream home on the Internet. Those buyers are not working with an agent, they don't feel comfortable working directly with listing brokers who represent the sellers or sellers who are representing themselves. It's not as easy as it looks. Don't lose your dream home.

Most attorneys are only interested in reviewing the fully executed contract after the sale is negotiated. Attorneys are not as equipped as Brokers are with the MLS details and home values nor do they want to be. Experience does matter. I can help. This is what I need

1.) An Exclusive Broker's Representation Agreement, signed by all interested parties.

2.) A retainer (non-refundable) up front $495.00, cashier's check to Austin Realty, Inc. due at signing.

3.) Property details, property address, photos, if any and where is this information on the Internet.

4.) Your current pre-approval, no less than 30 days old, if you are financing your purchase.

5.) If you're paying CASH, I need proof of funds on bank letterhead and/or investment accounts. Block acct numbers.

6.) Closing date.

This is what I will do

1.) I'll research the current sales.

2.) Research past history, tax records.

3.) Review and/or secure Disclosures; Residential, Radon, Lead-Paint, Mold, Sewer.

4.) Draft and present the offer. The strategy is to play to win. We do not play, not to lose.

5.) Email you the accepted, fully executed contract and to other interested parties.

6.) If needed, I'll email 3 attorneys to choose from. Select one to close your purchase.

This is what I will not do

1.) Promise you that our strategy is a guarantee.

2.) Show property as a Contracts-Negotiator.

Balance due, $390.00 cashier's check, as you receive the fully executed contract.
